The design process
Everything before we break ground. This phase runs from your first call through permit approval — typically 6–8 weeks depending on county review times.
Free site visit + estimate
We come to your property. A member of our team walks the land with you, discusses size and layout, reviews site conditions, and sketches the building footprint. Before we leave you have a realistic sense of what your build looks like and what it will cost. No charge, no obligation.
Review your itemized quote
Within a few days you receive a written, line-by-line quote: the building package, concrete, doors, permits, labor — every cost spelled out. No lump sums, no vague estimates. You can see exactly what you're paying for and compare it line for line against anyone else.
Sign and finalize your design
Once the quote is approved, we lock in the design: dimensions, colors, door placement, openings, and finish level. This is the moment to finalize everything — changes after this point can affect cost and timeline. Most clients are dialed in within one conversation.
Engineered plans drawn
Our engineer draws plans to your site's specific snow and wind load requirements — not a generic spec pulled from another state. Utah loads vary dramatically by elevation, and every plan we submit is engineered to pass inspection at your county. You receive a copy to review before we submit.
Permit submitted — we handle it
We submit the engineered plans and pull the building permit from your county. Plan review typically runs 4–6 weeks depending on the county and their backlog. We track it and let you know the moment your permit is approved. You don't chase paperwork.
Build scheduled
Once the permit is in hand, we put your build on the calendar. We give you a real start date and a projected completion window — not a vague 'a few months from now.' A project manager walks you through what to expect before the crew arrives.

The build process
Once your permit is approved and you're on the schedule, here's what happens on your property — from ground break to final walkthrough.
Site prep
We grade and prepare the building site so your structure will be level and water drains away from the building. Proper site prep is the part that's easiest to skip and the hardest to fix later.
Footings + posts set
The crew augers holes to the required depth, sets the posts, and fills with concrete for a solid foundation. Post depth is engineered to your frost depth and load requirements — 30 inches minimum in northern Utah.
Concrete floor poured
If your build includes a concrete slab, it's poured and cured before framing closes in. We give it the cure time it needs — no rushing concrete.
Trusses + roof system
The trusses are set and the roof goes on. This is when the building takes shape and starts to look like what you've been planning. Roof steel gets installed in the same phase.
Exterior metal walls
Metal siding panels are installed on all walls. The building is now fully enclosed, weathertight, and protected.
Doors, windows + openings
Overhead doors, walk doors, windows, and any other openings are installed and adjusted. If you have a large or custom door package, we build the framing to your specs.
Interior finish (if included)
For finished shops, barndominiums, or living quarters: electrical rough-in, insulation, drywall, HVAC, and interior finishes are completed to code. Each trade is inspected as the work progresses.
Final inspection + walkthrough
The county inspector signs off and we do a final walkthrough with you. We don't consider the job done until you've looked at everything and you're satisfied. Any punch list items get resolved before we close the project.
