How Much Does a Barndominium Cost in Utah? (2026 Pricing Guide)

If you're pricing a barndominium in Utah, the short answer is that most finished builds on the Wasatch Front land between $95 and $140 per square foot. A 2,000 square foot barndominium in that range runs roughly $190,000 to $280,000 for the building itself, before land and site work.

The reason you'll find quotes from $20 per square foot to over $300 is that the word barndominium covers everything from a bare steel kit dropped on a slab to a fully custom home with a shop attached. Those are not the same product and they shouldn't carry the same price. Below is what actually separates the tiers, what belongs in a real Utah quote, and how to budget for the parts that aren't the building.

Barndominium cost per square foot in Utah, by finish level

  • Kit or shell only — roughly $20 to $35 per square foot. Materials only. No labor, no foundation, no interior, no utilities. A shell price is not a build price.
  • Basic finished — roughly $70 to $120 per square foot. A livable structure with modest finishes, simple layout, standard fixtures.
  • Standard finished — roughly $100 to $185 per square foot. Most owner-occupied barndominiums land here: insulated and conditioned living space, real kitchen and bath finishes, attached shop.
  • Custom or high-end — $185 to $300+ per square foot. Vaulted ceilings, high-end kitchens, large window packages, specialty exteriors.

For Salt Lake County specifically, published figures put barndominium construction between $71 and $118 per square foot across all grades — but that number excludes site work and land, which is exactly where Utah budgets tend to get away from people. Treat any per-square-foot figure as the building only until a builder tells you otherwise in writing.

What a Wasatch Front build actually costs

Our finished barndominium builds typically land between $95 and $140 per square foot, depending on how much of the footprint is conditioned living space versus shop. That works out to:

  • 1,500 sq ft — roughly $143,000 to $210,000
  • 2,000 sq ft — roughly $190,000 to $280,000
  • 2,400 sq ft — roughly $228,000 to $336,000
  • 3,000 sq ft — roughly $285,000 to $420,000

Those are building costs. They don't include land, well or water rights, septic, or long utility runs. We quote every one of those after walking your property, because guessing at them is how people end up over budget.

Your shop-to-living ratio moves the number more than size does

This is the part most cost guides skip, and it matters more than almost anything else on this page. Shop square footage is dramatically cheaper to build than living square footage. Shop space doesn't need living-standard insulation, HVAC, drywall, flooring, cabinetry, or plumbing.

So two 3,000 square foot barndominiums can differ by six figures based purely on the split. A build with 1,200 square feet of living space and 1,800 of shop costs far less than one with 2,400 living and 600 shop — identical total footprint, completely different number. If your budget is tight, shifting the ratio toward shop is the single most effective change you can make, and it's the first thing we look at on a site visit.

What drives cost in Utah specifically

Snow load engineering

The Wasatch Front and Wasatch Back carry real snow loads, and the benches and Morgan County carry more than the valley floor. Trusses, post spacing, and footings get engineered to your site's ground snow load. This isn't an upsell — it's code, and it's the first thing a suspiciously cheap quote quietly cuts.

Site work and access

Grading, excavation, and access for concrete trucks and a crane. A flat, road-accessible lot near existing utilities costs a fraction of a sloped parcel needing cut-and-fill and a long driveway. This is the most common source of budget surprises in Utah.

Utilities

Power runs, water, and septic. On unimproved land, a well and septic system can add substantially to the total. Measure the distance from your building pad to existing utilities before you set a budget — that distance is real money.

Permits and impact fees

These vary by county and city. Weber, Davis, Salt Lake, and Morgan counties each run their own fee schedules and review timelines, and building permit fees scale with project valuation. We handle permit submission and inspection coordination on our builds.

Land

Utah land runs roughly $2,800 to $6,000 per acre statewide, though Wasatch Front parcels near developed areas run well above that. The Wasatch Front is the busiest building market in the state and land prices sit at historic highs. Verify current pricing with a local agent — this moves faster than any other number here.

What belongs in a real quote

When you compare bids, compare what's inside them. A number that looks 30 percent lower is usually 30 percent less building. Ask every builder whether the price includes:

  • Engineered plans stamped for your site's snow and wind load
  • Concrete — footings, foundation, and slab
  • Permit handling and inspection coordination
  • Insulation package and vapor barrier
  • Overhead doors, personnel doors, and windows
  • Electrical rough-in and panel
  • Plumbing rough-in
  • Interior finish — drywall, flooring, kitchen, bath
  • Site work, or an explicit note that it's excluded

Kit sellers quote the first two or three items and let you discover the rest on your own. That's how a $35 per square foot number turns into $120 by the time you move in. It isn't dishonest exactly — it's just a different product than a finished building, sold with the same word.

How to budget realistically

  • Start with your living-to-shop split, not your total square footage
  • Price land and site work separately, and early
  • Carry 10 to 15 percent contingency on any build
  • Confirm financing before you finalize the design — the appraisal is where most barndominium deals stall
